STANDARD TERMS AND CONDITIONS
Note: Variances can be agreed on but only by arrangement with the owner in writing.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a high standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed 10. Termination of rental and loss of bond may result.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Extra cleaning requirement for property degradation, such as vomit, bodily waste, smoking inside may incur a $250.00 cleaning fee.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Departure – the property should be left in a similar state to its condition on arrival. Check-out time is 10am by the latest, to allow time to prepare property for next guests.
There are 3 allocated car spaces. These are: Inside the garage, in front of the garage and the space in front of the main bedroom window. If you have more than 3 cars, then there is amble parking on the street. However please ensure you do not park all the way up the driveway as this restricts our neighbours from getting out. Under no circumstances are you to park in the neighbours driveway, (the duplex to the left). If the neighbours take a photo of your car in their driveway then unfortunately I need to enforce this with a $50 fine for each occurrence, which will be deducted from your bond.
If you are arriving late at night, then please also be respectful of our neighbours sleeping and not slam doors or any other noise.
Garbage – Bins are usually collected prior your Checkout time, and before the cleaners arrive. Therefore if you are staying over a Thursday night or Sunday night, could you please place the bins out. Otherwise the cleaners will charge extra for taking the bins to the tip which unfortunately will need to be deducted from your bond. Thursday night/Friday morning, the RED bins are to be placed on the street curb for collection, Sunday night/Monday morning, the YELLOW bins are to be placed on the street curb for collection.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Linen will be supplied, but not changed during your stay.
Loss – the owners take no responsibility for the tenant’s personal property.
Pets are NOT allowed unless approval is received before arrival. If you wish to bring pets, please advise and we will forward you the pet agreement.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
